- Grading, walkways, patios, porches, stoops, steps, decks and vegetation; with respect to their effect on the structure
Additionally, special attention will be paid to identify signs of water intrusion and any safety concerns.
Buyer’s Home Inspection
Our primary service, a buyer’s home inspection will help ensure the home is sound and that there are no hidden surprises. It’s important to note that all homes—even new homes—have some problems. Thankfully, all problems have solutions. Your inspection report will help you in negotiating any repairs or other concessions with the seller and their agent.
Infrared (thermal imaging) is an advanced, non-invasive technology that allows the inspector to show clients things about their homes or buildings that can’t be revealed using conventional inspection methods. We use a FLIR E8, an advanced thermography camera. Thermal Inspection can be ordered by itself as a standalone or added on to any other inspection.
What you see/what your inspector sees:
Make sure your new home is move-in ready with a new construction inspection. Building a home is a long process involving multiple stages and work crews. Even the best builders can miss an occasional detail. This crucial checkup can save you major headaches by catching flaws in materials or workmanship before they escalate into catastrophic failures.
As a home is being built, some of its systems and structural components will become hidden from view. Phase inspection services enable us to see parts of the home that will become inaccessible after the next stage begins. Phase inspections are typically done: Before drywall is installed, Before concrete is poured & Before the final walkthrough.
Builder’s Warranty 11-Month Inspection
Builders usually offer a one year warranty on new homes. Scheduling an 11th-month checkup can help ensure that your builder will correct any covered defects before they become your responsibility.
Loan Draw Inspections
Often, lenders will require inspections during a home’s construction before they will fund the next phase of building.
Structural Pest and Dry Rot Inspection
Termites, carpenter ants and other wood-destroying organisms, or WDOs, can cause damage that leads to expensive repairs or even structural collapse. We will check for signs of past and current infestations, and can recommend steps to take based on our findings.
Seller’s Pre-Listing Inspection
Getting ready to list your home for sale? This service can help you determine, in your own time, what repairs to make before putting your home on the market. It will also help you set a fair price, as well as helping to eliminate any late-stage surprises that could jeopardize the sale after you accept a buyer’s offer.
